A Dubai-based private developer will be launching a new residential tower in Downtown Dubai and will sell units starting at Dh1,800 per square feet, Emirates 24|7 can reveal.
Now a Privileged Selection of customers will have the opportunity to own luxury homes within the 'Elite Downtown Residence' the newest masterpiece in Downtown Dubai.
The homes will be with premium finishes and luxurious amenities, the Elite Downtown Residences homes in the center of Dubai will be a 24-storey tower, which also features a five star premium pool and gymnasium and numerous other facilities.
“We will soon be launching Elite Downtown Residences, which we plan to deliver it in December 2016,” .
In the past 18 months,
Emaar Properties, Dubai’s largest developer, has launched series of
projects The Address The Blvd, The Address Residence Fountain Views
and Burj Vista in Downtown Dubai.
Damac Properties, a private developer, is the only other developer to have launched projects in the 500-acre master community, which has a development value of $20 billion.
Currently, off-plan properties in Emaar projects are selling between Dh2,400 and Dh3,500 per square foot in the secondary market. Prices, however, vary with the view and floor of the tower.
“We are not putting any clauses to ban speculators. People can buy and sell,” Beg added.
Emaar has already banned local real estate from selling any off plan property, bought in their own name, till completion. Investors have to make 40 per cent payment to sell in the secondary market.
The tower is located next to Emaar’s Southridge cluster and is being built by Triplanet Range Investments Ltd, which is a joint venture between Triplanet International and Range Investments. It will house nearly 200 furnished apartments.
Knight Frank’s Prime Global Forecast report has revealed that Dubai will top of the list of global cities that will witness double-digit price growth in 2014. It expects 10 to 15 per cent increase in prices.
The developer has already launched seven projects in Dubai Sports City of which five have been delivered and two in handover stage.

What to expect during World Expo vote
Dubai should know by 9pm on
Wednesday whether it will host the 2020 World Expo.The Bureau International des Expositions (BIE) is due to meet in Paris on Tuesday and Wednesday ahead of three rounds of voting on Wednesday evening, Dubai time.
Each of the four cities bidding for the event – Dubai is up against the Turkish city of Izmir, Brazil’s Sao Paulo and Russia’s Yekaterinburg – will make a last presentation to the 168 BIE member nations.
About 5pm on Wednesday, Dubai time, the 168 members will sit behind closed doors and vote for their chosen candidate.
In this first round, the city with the least number of votes will be eliminated and a second and third vote will be held, with the last city eliminated each time until one winner is remaining.
Each round is expected to take about one hour, meaning the final winner should be announced about 9pm.
Dubai's bid has been publicly backed by UK Prime Minister David Cameron, former US Secretary of State Hillary Clinton, London Mayor Boris Johnson, former US president Bill Clinton, Canada, France and a number of international superstars.
It would be the first time the World Expo – which is more than a century old and has been responsible for the launch of multiple inventions including the typewriter, tomato sauce and electricity – has been held in the Middle East and many of Dubai’s supporters say they are backing the emirate’s bid because the UAE has built a prosperous, open and secure society in only a decade.
Many countries also want to boost their business ties with the emerging international capital.
About 25 million tourists are expected to visit Dubai during the six-month event if it wins, while Sheikh Ahmed bin Saeed Al Maktoum, the emirate’s top financial official and a member of the Expo committee, said the emirate would invest $8.1bn in new infrastructure if it was successful in its bid to host Expo 2020.
The infrastructure would include new roads, an extension to the metro, as well as the site itself, in Jebel Ali.
The Dubai World Expo website, www.expo2020dubai.com, is planning to broadcast a live stream from Paris on Wednesday evening.

Dubai Media Office unveiled plans for the emirate’s Dhs2 billion canal project on Wednesday, announcing the news on Twitter.
The three kilometre long project, which has a completion date of 2017, will run from Business Bay into the Arabian Gulf, crossing past Safa Park and Jumeirah.
With a width ranging from 80 metres to 120 metres, the scheme will also include a new shopping centre, four hotels and 450 restaurants as well as luxury housing and cycling paths. Dubai Media Office did not say how the project would be financed.
“The Dubai Water Canal project will enhance Jumeirah’s status as a distinguished tourist destination,” Dubai Media Office said through its Twitter page.
“The project will contribute to automatically renewing water in Business Bay and Dubai Creek without the need for any hydraulic pumps.”
The scheme is expected to provide new areas measuring 80,000 square metres for public places and facilities, as well as private marinas for boats and a new trade centre at the entrance of the canal.
The canal itself will measure six metres deep while bridges will be built eight metres high to allow the passing of yachts and marine craft.
Dubai Media Office also said the canal would help lower temperatures in the area.
The Twitter account of HH Sheikh Mohammed bin Rashid al Maktoum, ruler of Dubai, was also used to announce the news.
“Today we launched Dubai Water Channel project that will link Business Bay waters to the Arabian Gulf; a Dhs2 billion project,” the account said.
“The channel will be a tourist attraction for around 20 million visitors with walkways and bicycle lanes.
“The channel will also have a shopping mall, hotels and 450 restaurants.
“We are continuously committed to bring our country more projects with a fresh perspective.”

Aviation regulators in
the UAE said on Tuesday they have given the green light to Dubai's second
airport to start passenger services.The General Civil Aviation Authority (GCAA) said it has certified Al Maktoum International at Dubai World Central (DWC) for passenger operations.
This paves the way for the new passenger terminal building to open on October 27, a statement said.
In a letter issued by GCAA's Air Navigation and Aerodrome department, the regulator acknowledged the "hard work and commitment of Dubai Airports in achieving the status of full aerodrome operations".
"This is a welcomed and critical step forward in the process of preparing DWC for full passenger operations," said Jamal Zaal, vice president of airside operations at Dubai Airports.
"We will continue to press ahead with trials that test every system, process and piece of equipment in the new terminal, be it signage, gates or boarding procedures to make sure the new facility is ready to accept passengers on October 27."
He said facility preparations will culminate in advanced passenger trails on October 12 where the full passenger journey through the new terminal will be tested by 1,000 members of the public to identify any areas for improvement before its doors
An advanced passenger trial using employees will take place in early October as a dress rehearsal for the public trials, he added.
The new passenger terminal building is designed to accommodate five to seven million passengers per year.
When completed, DWC will be the largest airport in the world with five runways and capacity for 160 million passengers and 12 million tonnes of cargo.
Earlier this year, Khalifa Al Zaffin, executive chairman of DWC, said up to 25 airlines were in talks to set up operations to Al Maktoum International.
DWC opened for cargo operations in 2010 while approval for general aviation operations – mainly involving private jets – was granted in 2011.
The emirate’s existing airport, Dubai International Airport is in the middle of a $7.8bn expansion programme.
